She is also planning a garden makeover ‘in the romantic Arts & Crafts tradition’ with a new lawn, front terrace, planted courtyard, sunken terrace, balcony garden, kitchen terrace, sunny terrace and trellis.

The new path would link the rear and front garden by a stepped walkway. A pleached hornbeam hedge will be installed against the boundary wall, creating a protected internal courtyard. Automated sliding gates are now available at the front.

Dua requested planning permission to carry out the works, but the local neighborhood forum opposed the request.

Secretary Nancy Mayo addressed a letter to council and stated that “The forum noted that pre-application advice was that the rear extension of the house should be kept as it positively enhances the appearance and character of the home.”

Ideas: Under the proposals, Dua's new-look home would boast a ground floor entrance hall, dining room, drawing room, pantry, library, powder room and garden room

Boundary walls built from lava bricks are an important part of the Conservation Area. These lava brick wall boundary walls, which are clad in ivy, make the streetsscapes stand out.

“The Forum objects the the felling and re-building of boundary walls, as well as any possible harm to them,

The Forum observes that this area is near the underground border stream and spring line. This suggests that the site was likely to have had a soggy environment and the possibility that the willow tree might have been planted. This location would be ideal for a natural wildlife pool.

“The Forum objects to this application because it does not seem to comply with the Neighbourhood Plans policies.

Camden Council stated in its pre-application guidance that it considered replacing the rear extension with an extension larger than the current and would also affect the structure of the building as well as its contribution to conservation.

“Officers will strongly oppose the demolition of an existing rear extension because it positively enhances the appearance and character of the host dwelling through its thoughtfully considered design and material use.

The planning agent for her client stated that she was faced with the challenge of increasing floor area in a design document. [of the house]The house will be used in a similar fashion to the other properties within the neighborhood, but it will still preserve and protect the unique qualities of its original home and its prominent position on an area in the conservation zone.

The replacement extension was designed to improve the connection between the garden and family room. It also prevents privacy concerns.

It is similar in size and scale as the house that was being taken down and it remains subservient. This house is the centerpiece of the design. It does not intend to be a distraction or distract from the focus.

“The lower garden will have new studio space in the basement that can be accessed through the new doors. It is intended to provide a separate work area from the rest. A red brick that is closer to the conservation zone than the yellow brick on the western boundary will replace the old yellow brick.

The owners want to not only develop the house in accordance with law but also to make improvements and enhancements to the property. They are looking to preserve the house’s ecological performance as well as its future sustainability.

According to property website Rightmove, Dua paid £6.75million for the pad last January and council officials at are set to make a decision on the plans in the New Year.
