House prices in Wales have reached a record high and breached £200,000 for the first time, following double-digit inflation in the past year, according to new figures. 

Average prices have risen 14.8 per cent during the past year to reach £204,148, the data from one of Britain’s biggest lenders Halifax shows – the strongest growth of any region.

Many first-time homeowners and Welsh homeowners will be affected by this situation. It makes it difficult to buy a home and increases the cost of living.

The last year has seen a significant change in the region’s house prices. Wales led the charge with an 14.8 percent increase.

Experts believe that the appeal to Wales is due to buyers looking for more space in their homes and outdoor spaces during the pandemic.

They also noted that the average home price in Wales is still significantly lower than other parts of the country such as London and the South East.

Tomer Aboody from lender MT Finance stated that while Wales might have witnessed the most growth in the property market and London saw the slowest, it must still be considered.

Wales’s value range is lower than the rest, and so it is more accessible. Prices have risen more than anywhere else in the world.

‘With average prices above £200,000 for the first time, while this is a significant benchmark for Wales, it is still well below the average of £521,129 in London. London is still out of reach for many buyers despite subdued growth.

But he said: “That being said, the change in buyer sentiment and desire to see more green space have definitely contributed to the rise in interest areas like Wales. It has also helped drive up prices.

“With buyers still needing more space, quality homes, and the best locations, Wales is an option that may be increasingly viable. 

“With the elimination of the need for a commute every day to work, buyers can now choose to live in more remote locations. This has the additional benefit that it allows budgets and resources to be stretched further.
